Terms and Conditions
Best Villas is exclusively dedicated to the exploitation of proprerties in Local and Tourist accommodation regime.
All our properties are duly licensed to operate as Local and Tourist accommodations.
All issues that may arise from these terms and conditions will be governed and interpreted in accordance with the Portuguese Legislation. Any claim or dispute that may arise in connection with these terms and conditions or may be relevant to your booking or stay, must be executed solely and exclusively by the jurisdiction of Braga’s District Court in Portugal, to the detriment of any other.
Below you can consult all the terms and conditions that are applied to our bookings.
Any and all requests for information made through the Best Villas website will only be considered as a request and not as an effective reservation. To book, you must access the field called “Reservations”.
Whenever a customer informs the intention to make a reservation with us, he acknowledges that he has taken notice and accepts all the terms and conditions here presented and assumes responsibility for their compliance, both individually and on behalf of each guest. The customer has the obligation to transmit to each guest all the conditions from the accommodation and for the stay.
The prices mentioned on the page of each property refer to the final price for the customer and vary depending on the number of people, number of nights, the time of year, being directly affected by seasonality. The advertised prices include:
– Sheets and towels according to the property’s capacity.
– Cleaning service once a week with change of sheets and towels, unless otherwise specified;
– Expenses for water, electricity, gas, TV and internet;
– taxes (VAT) at the legal rate in force.
75% refund of the reservation amount, up to 15 days before the check-in date
To provide an unforgettable experience for our guests, we have a wide range of additional services that the customer can request if they wish.
For this purpose an extra may be charged. If you would like to consult or book any of our extra services, please send us your request in advance so we can arrange it. After informed and if the cost of the respective service is accepted, the customer should do the payment immediately.
In all our properties you may be asked to pay a security deposit ranging from €300 to €10000,depending on the type of property booked.
The security deposit must be paid upon key collection. Keys for access to the property will not be delivered without full payment of the security deposit. If the guest wishes to make the payment by bank transfer, this must be done in advance, as it is necessary to have it already available in our account on check-in. In the event of damage resulting from breaches, negligent or intentional conduct exceeding the amount withheld, they will be recorded and after their cost is determined, the customer will be charged the additional amount to cover the damages. Upon check-out, the property will be inspected and if no repair or replacement is required, the security deposit will be returned in full within one week of check-out by bank transfer. If it has been paid by check, it may be mailed to the desired address.
Changes to initial booking:
If you would like to make changes to the initial booking, such as changing the desired accommodation, check-in or check-out date, please inform us of your intention by email. If possible, Best Villas makes the requested changes.
CCTV Video Surveillance System:
For the safety of our customers and our properties, we have in some properties an outdoor CCTV video surveillance system.
Our properties are not suitable for group parties or similar celebrations.
In the event of the foregoing, or any misconduct by the customer or any member of the group, which endangers the physical and / or moral integrity of others, causes property damage, or does not comply with local rules of conduct, We reserve the right to cancel your stay immediately. In this case, the company will be exempt from any liability, being solely assumed by the customer and other guests as well as these are responsible for all costs or expenses resulting from these behaviors, as well as the legal consequences.
All our properties are expressly non-smoking.
Pet permission is subject to prior request, which may be refused by Best Villas.
